A Keen Eye Home Inspection is a company whose goal is to give our clients peace of mind knowing the condition of their home. A Keen Eye Home Inspection follows ASHI guidelines, the highest of industry standards. In fact, our inspectors adhere to or exceed national, state and industry standards. Unlike many large home inspection companies, our inspectors are the owners of the company, not subcontractors or employees. All Home Inspections are done in a professional manner and the client receives a written report at the conclusion of the Inspection.

SINGLE FAMILY HOME INSPECTION
may take us approximately 3 hours to inspect

Includes:
  • Walk on roof (when it is safe and accessable).

  • Roofing, chimneys, flashing, gutter, skylights, soffit and fascia are inspected.

  • Exterior: Items such as grading, driveway, sidewalk, electrical service wires, retaining walls, fence, decks and patios, siding or brick work, trim, doors, windows, and safety issues such as railings, steps, and trip hazards.

  • Garage: The safety items such as auto-reversing garage doors are checked.

  • Electrical: The receptacle for correct polarity is inspected. Any issues such as missing cover plates, amatuer workmanship and unsafe situations are noted. Wiring and fuses/breakers are inspected to see that they are correct and safe.

  • Plumbing: All working fixtures are noted. This includes dishwasher, clothes washer, sinks, toilets, tubs, showers and disposals. This includes the service and waste plumbing issues such as active or prior leaks, polybutylene or lead service piping, and low or high water pressure are identified.

  • Kitchen: Items such as stoves, vents, ovens, compactors, refrigerators and freezers, microwaves (we exceed national standards by testing for microwave leaks), and cabinets are operated and inspected.

  • Interior: Items such as windows, doors, receptacles, walls, ceilings, lights and stairs are inspected. We note water stains and we have moisture meters to check if the leak is active or prior/intermediate.

  • Heating/AC: Heating and air conditioning systems are tested and inspected. We note the age and condition and likelihood of replacement in the near future. We will go over the basic maintainence of the system such as filter replacements for maintaing a comfortable home. NOTE: AC systems cannot be tested when temperatures are below 65 degrees as this could damage the compressor.

  • Attic: The attic is accessed, when possible, to inspect insulation, roof sheathing, trusses/rafters, and vents are checked for leaks. Water stains are noted, the status of the leak is detected with a moisture meter, and the findings are reported.

  • Other: Other components of the home, such as sump pumps, hose bibs, water heaters, and fireplaces/woodstoves, are also inspected.

CONDO INSPECTION
A condo inspection will take less time due to exterior, roof and, many times, also heating and A/C are controlled by "The Association" and are not part of the inspection. Condo inspections will typically take 1.5 to 2 hours for a complete inspection. Inspection of roof-mounted individual A/C units will need to be okayed by "The Association" PRIOR to the inspection.


PRE-DRYWALL INSPECTION
During the building of a new home or remodeling, it is always a good idea to get an independent inspection of work BEFORE insulation and drywall are installed. County inspectors are looking for code violations, NOT quality. We inspect and report on framing (are there excessively bowed walls, does the framing match up to the foundation, fire stops in place?), waterproofing, proper supports of pipes, ducts and vents are just a few items inspected at this time of construction.

An additional charge of $20.00 will be added to homes inspected in MD.
An additional charge of $100.00 will apply to homes over 50 years old.
